Garden Maintenance in Östra Torn: Lund
Östra Torn is a charming mix of villas, row houses and apartment buildings in eastern Lund, built mainly between 1968 and 1970 with substantial later additions in the 1990s and 2000s. The area sits north-east of the city centre and is popular with families and university staff. Streets like Östra Torns byaväg, Vipemöllevägen and the surrounding grid have aged well, established gardens, mature fruit trees, perimeter hedges that have held the same profile for decades, and well-kept common areas between row house terraces.
Lot sizes vary widely across the district. A compact row house garden of 100 to 200 m² sits a five-minute walk from a detached villa with 600 to 800 m², which sits a five-minute walk from a 1990s infill house with a still-young garden. We adapt equipment, team size and visit length to the property rather than running the same route across very different jobs, and we are nearby every weekday in season.
What makes Östra Torn distinctive, and how we adapt
The neighbourhood has a recognisable rhythm and three common customer types.
Detached villas from 1968 to 1970. Mature gardens with 50+ year-old fruit trees needing careful, well-timed pruning. Established hedges, usually privet or thuja, that owners want kept in their existing profile rather than reshaped. Larger lawn areas mowed every other week through the season, fall cleanup with substantial leaf raking under the older trees.
Newer villas from the 1990s and later. Lots that are still under development, with plantings that need to be shaped for the long term and lawns that often need building up over the first few seasons. We help newly-arrived families with startup packages and ongoing care that establishes the garden properly rather than fighting it later.
Row house terraces and BRF boards. Common areas that require consistent standards across every property in the row. We have framework contracts with several BRF (co-op / housing association) boards in the district, with monthly invoicing, a written monthly report, and a procedure for individual unit owners to add private work on top of the common-area contract.
For individual row house gardens we keep smaller equipment that fits narrow back gates and tight paths. For larger villa lots we have the right walk-behind and ride-on mowers for longer sessions and taller hedges.
Common assignments in Östra Torn
A handful of jobs come up repeatedly in the area.
The 1968 villa season package. A 600 m² lot with a privet hedge along three sides and two old apple trees in the back. Mowing every other week May through September, two hedge trims (June and August), spring cleanup, fall cleanup with leaf raking, one annual fruit-tree pruning. Net cost after RUT is substantially lower than the undiscounted amount, with the exact figure set at a fixed price after the free inspection.
BRF frame contract. A row house terrace of 14 units with a 400 m² shared front lawn, a back path that needs winter clearing, and a perimeter hornbeam hedge. Weekly mowing in season, two hedge trims, leaf raking, winter snow removal as add-on. Monthly invoicing to the board.
Older apple-tree restoration. A 50-year-old apple that has not been pruned in a decade, dropping fruit on the patio and shading half the lawn. We plan two or three seasons of careful crown reduction in the JAS window, starting with dead wood and crossing branches only.
Startup package for a 1990s villa. A family moving in with an established but neglected garden. Initial cleanup, hedge profile reset, first season of regular mowing, soil work on the lawn where needed.
Pricing and the RUT-avdrag in Östra Torn
All our services in Östra Torn are eligible for the RUT-avdrag (50% labor tax deduction). For readers new to the Swedish system, here is what it means in practice:
- The labor portion of every invoice is automatically discounted by 50%.
- The cap is 75,000 SEK per person per year, or 150,000 SEK per couple in the same household.
- We are registered for F-skatt (registered Swedish business tax), which is the prerequisite for applying the deduction on your behalf. We file every report with Skatteverket; you do nothing.
- Material costs (soil, plants, gravel) are not RUT-eligible, but for most Östra Torn contracts the labor share is 85% or more.
For a typical Östra Torn villa with a season contract, RUT cuts the labor cost by 50%, making the net price substantially lower than without the deduction. The exact cost depends on lot size and ambition. More on the RUT page.

How to get started
Get in touch by phone or the contact form and we will book a free site visit at a time that works for you. The inspection is at no charge and entirely without obligation. We walk the garden together, listen to your preferences, identify specific needs (an old tree that wants intervention, a hedge that has gone sparse at the base), photograph anything load-bearing for the quote, and send a written fixed-price quote promptly.
We do not start work until you have accepted the quote in writing. For BRF boards we do the inspection together with the board, measure common areas, walk through priorities and produce a framework contract within a week, including the monthly reporting structure and the add-on order procedure for individual unit owners.
